The QAP is the guiding document that developers use for new affordable housing units. The applications with the highest points will qualify for the limited state and federal tax credits available each year. BJHT will be sure to announce any approved projects for 2024 once final scoring has taken place.

On June 21, 2024, SC Housing announced that Palmetto Heroes program was closed for 2024. We anticipate this program will return again in 2025. Don’t forget that SC Housing has other homebuyer incentive programs that are available year-round. Qualifications vary by program, but you can contact an Approved Lender to get more information!

million housing units – targeted to tame rent and homeownership costs and to identify
the barriers that hinder the construction of new homes and apartments.

1. Eliminating excessive regulations that inflate housing costs.
2. Promoting careers in skilled trades to address labor shortages.
3. Fixing building material supply chains and easing costs.
4. Passing federal tax legislation to expand affordable housing production.
5. Overturning inefficient local zoning rules to increase housing density.
6. Alleviating permitting roadblocks to expedite housing projects.
7. Adopting reasonable and cost-effective building codes.
8. Reducing local impact fees and upfront taxes associated with housing construction.
9. Making it easier for developers to finance new housing.
10. Updating employment policies to promote flexibility and opportunity.

The partnership among the Beaufort Jasper Housing Trust (BJHT), Beaufort County, and the Coastal Community Development Corporation (CCDC) is now in progress. BJHT will provide funds to CCDC to develop workforce housing for the service industry in southern Beaufort County. The Trust is eager to collaborate with CCDC and support their innovative strategies to address workforce housing challenges in and around Hilton Head Island. CCDC aims to preserve local workforce housing by acquiring existing homes in the region and renting them to
local workers at rates based on household income.

With a steadfast commitment to ensuring families and seniors have access to safe and affordable homes, Claude’s impact has been felt across a vast 10-state footprint, primarily in the mid-Atlantic and southeast regions of the United States.

Throughout his career, Claude has been instrumental in leading the development of over 250 affordable communities, contributing to the creation of more than 15,000 housing units. His endeavors have not only transformed communities but have also generated an impressive $1 billion in syndication equity, illustrating his proficiency in both social impact and financial acumen. Born into a family with deep roots outside Charleston, South Carolina, Claude draws inspiration from his upbringing. He is a proud graduate of Southern Illinois University and Victor Valley College. Claude served his country as a distinguished veteran of the United States Air Force.
